Etereo Realty was launching Etereo 1 in Siolim, North Goa, with no website and no digital presence for the venture. Pixoflix built a project site from scratch: block-level unit detail, developer credibility, RERA on the page, and brochure-gated lead capture. It went live at the end of December 2025.

  • Present all six blocks with unit-level detail, not a generic units-available page.
  • Put developer track record and RERA where a buyer looks first.
  • Capture brochure and site-visit interest as structured leads.

The constraint

There was nothing to build on. For a high-consideration residential purchase, buyers expect unit information, developer track record, visual proof and a simple way to request a brochure or site visit. None of that existed for the Goa project.

Constraints around the work

Etereo Realty (etereorealty.com) is the developer of Etereo 1, a boutique residential project in Siolim, North Goa, backed by Delhi's Mascot Group. The site had to establish credibility for a new brand in a new market, present a six-block project clearly, and turn interest into brochure downloads and site-visit requests the sales team could follow.

How the work was sequenced

    Buyer journey architecture

    Home, Properties, About and Contact, sequenced as discover the project, understand the blocks, verify the developer, then convert.

  2. 02

    Unit-level presentation

    Each block lists unit numbers and floor-specific features (plunge pools on select lower floors, private terraces on top floors) with dedicated imagery so a serious buyer can self-qualify before speaking to sales.

  3. 03

    Trust and conversion

    Build specifications (flooring, kitchens, sanitary fittings, windows) sit on the site. The brochure form appears as a site-wide popup, with a Schedule a Visit path for buyers further down the funnel.

  • Lead with the brochure, not a contact page

    The useful conversion for a pre-visit residential buyer is a named download, not a generic form buried on Contact.

  • Show the blocks, not a single units line

    Six named blocks with floor-specific features let buyers self-select before a sales conversation, which is how a high-consideration product is actually researched.

Solution

What we put in place

The site was built as a lead and credibility engine, not a brochure PDF in a browser. Primary conversion is a brochure-gated form: contact details in exchange for the project brochure. Etereo 1's six blocks (Etern, Terra, Echo, Ray, Eden, Oasis) each have unit-level detail, floor plans, plunge-pool availability and private terraces. About Us establishes Mascot Group's 40-year record and named Delhi projects. Location and amenity storytelling places the site on the Chapora river, near Anjuna, Morjim, Vagator and MOPA. The RERA certificate (PRGO01262580) sits on the site. A cross-link to Etereo Stays lets the hospitality brand support the residential launch.

Outcome

What changed

The website went live at the end of December 2025. Etereo Realty moved from no digital presence to a project site with structured lead capture, unit-level information across all six blocks, and the credibility signals (developer record, RERA) a buyer needs before engaging sales. This study reports what shipped. Lead volume, brochure downloads and site visits since launch are not published here because measured figures were not cleared with the brief.

Next study

Pre-launch awareness for a verified parenting community

Ville needed parents waiting before the app existed. Pixoflix ran a one-month GTM, content and SEO engagement that produced more than 10,000 reach from a standing start. The work paused after month one for budget reasons, not for lack of results. Ville has since continued toward launch independently.

Next move

If the project has no site, buyers will not invent the proof themselves.

A useful real-estate launch site presents the units, the developer and a brochure or visit request. Everything else is secondary.
