Prior launches were selling, but blindly. Broker-heavy channels generated bookings at an untracked, high effective cost, with no reliable view of cost per booking. Every lead and buyer relationship lived with the broker network. Each new phase had to restart demand generation from zero, with no reusable database of interested buyers.

The client is a tier-1 metro developer in Noida. The name is withheld. The brief was a new residential launch that had to sell efficiently and leave something behind: owned buyer data the next phase could use. Broker networks cannot do that structurally.

Google Search structured around locality and BHK intent, plus Meta Reels built from drone walkthroughs, so paid demand had a real picture of the project attached.

A three-creator influencer push extended the launch into audiences that do not start from search or social ads.

Every lead from search, Reels or creators fed one pre-launch database. WhatsApp and email kept that pool warm, tracked through qualified lead, site visit and booking.

Broker-dependent spend was replaced with four channels run as one system: locality and BHK-targeted Google Search for buyers already looking for the configuration and area; drone-walkthrough Meta Reels so prospects could see the site before visiting; a three-creator influencer push for audiences that trust recommendation over advertising; and WhatsApp and email nurture of the pre-launch database so early leads were not left cold until a site visit was booked.
